Collecton Great House

Scaling Direct Bookings Through Structured Meta Acquisition

Overview

Colleton Great House — a luxury heritage retreat — had strong reputation and premium positioning, but no structured paid acquisition system driving predictable direct bookings.

Marketing activity existed.

Revenue infrastructure did not.

We partnered to design and implement Meta as a controlled, high-efficiency direct booking channel across multiple global territories.

A large swimming pool surrounded by blue lounge chairs in a yard with green grass and large trees, with a two-story yellow house with white trim in the background under a partly cloudy sky.

Challenge

Despite brand prestige, growth was constrained by:

  • No structured Meta acquisition system

  • Underutilised past guest database

  • Inconsistent digital presence

  • No measurable paid booking framework

  • Over-reliance on organic and passive demand

The objective was not more visibility.

It was predictable, margin-efficient direct booking revenue.

Our Approach

Installing Meta as a Direct Booking Engine

1.Conversion & Tracking Foundation

Before scaling spend, we ensured booking attribution and optimisation were in place:

  • Full Meta tracking implementation

  • Booking event optimisation

  • Conversion-aligned landing pathways

  • Revenue-based performance measurement

Meta was configured to optimise for bookings — not traffic.

2. Structured Multi-Territory Meta Architecture

We deployed a defined Meta framework across three international territories.

Each territory operated with:

  • Segmented prospecting campaigns

  • Creative testing cycles

  • Layered retargeting (engaged users + site visitors)

  • Budget controls aligned to booking value

  • Performance-based scaling rules

Rather than increasing spend aggressively, we engineered efficiency.

3. Guest Reactivation Layer

To maximise booking value and reduce acquisition cost:

  • Retargeting of past guest audiences

  • Lifecycle-aligned campaign sequencing

  • Experience-led creative positioning

This increased repeat booking behaviour while lowering blended acquisition cost.

Results

(Ongoing Monthly Performance)

With approximately £100 ad spend per country, per month:

  • ~£10,000 monthly booking revenue generated

  • Up to 18–23x ROAS across territories

  • 1,700%+ ROI during high-performance windows

  • Controlled, efficient scaling framework

  • Reduced dependency on passive booking sources

Meta transitioned from unused channel to high-margin direct booking driver.

Commercial Impact

Paid media is no longer experimental.

It is:

  • Measurable

  • Predictable

  • Territory-scalable

  • Margin-aware

Direct bookings are now supported by a structured acquisition system rather than seasonal spikes or third-party reliance.

Strategic Outcome

Colleton Great House shifted from inconsistent digital activity to a globally targeted Meta acquisition framework.

Premium positioning remained intact.
Budgets remained controlled.
Revenue became trackable and scalable.
